  About this document
  This lodger licence agreement has been drawn for use by a property owner who lets only a room in a house to a lodger (whether or not the owner is also in occupation). The lodger is dependent on the property owner to provide services to the lodger as part of the rent payments - for example, meals, telephone, washing facilities and perhaps use of the Internet.

This is a licence, not a lease or tenancy agreement. Licences are suitable for a short rent period only. We recommend that this agreement be used for no more than 12 months at a time to avoid the property becoming the permanent residence of the lodger.
