About these documents:
- These licence agreements have been drawn primarily to protect the interest of the licensor / property owner.
- Licences are suitable for a short rent period only. We recommend that this agreement be used for no more than 12 months at a time to avoid the property becoming the permanent residence of the lodger.
Who will use these documents?
- A property owner intending to rent out a room or the whole of the property to a lodger, either part time, or full time.
NZ-PR602 is suitable for:
- a property owner;
- who lets only a room in a house to a lodger (whether or not the owner is also in occupation);
- where the lodger is dependent on the property owner to provide services to the lodger as part of the rent payments – for example, meals , telephone, washing facilities and perhaps use of the Internet.
NZ-PR603 is suitable for:
· a property owner;
· who uses the property as his home but lets out one or more rooms
· where the lodger is independent; no services are provided.
If there is more than one lodger, use this document separately for each of them.
NZ-PR604 is suitable for:
- a property owner;
- who lets letting a room in a house, or the entire property to a lodger;
- on a part time basis,- see more below.
Examples of likely uses
NZ-PR602 is suitable for use where the lodger is a student or other single young person, needing short term accommodation.
NZ-PR603 is suitable for use for a student house. Perhaps the parents had bought the property for their child, or perhaps the owner is a single, young professional person looking for a contribution to his mortgage.
NZ-PR604 is suitable for use where the property owner wishes to share his home on a time basis, for example, a Monday to Friday agreement – where one party uses the house during the week and vacates at the weekend, leaving the other party to use the property. The agreement is suitable for any time split.
