About this document
We have drafted this lease so that it favours the landlord bearing in mind it is usually the landlord who will supply the lease document. However, this lease is also suitable for a tenant who wants to gain an advantage. The parties must then negotiate those paragraphs which may not suit the circumstances.
This lease is suitable for:
• Any open land, that is, self contained land with no buildings of meaningful value;
• Land with or without security or other fencing;
• Land with hard or other special surface or rough field;
• Land on which the tenant intends to place a portable or disposable building;
• Caravan parking but not a site for a residential caravan.
It is not suitable for:
• Grazing land
• An agricultural tenancy
• Land which is to be developed by the tenant

Guarantor: essential if tenant is a limited company
Rent: paid monthly in advance, but can be changed to suit you

Rent review: reviewed 3 yearly, upwards only
Repairs: to walls, fences and fixtures on the land
Insurance: landlord has no obligation to insure
Transfer of lease: tenant can transfer all premises with consent; no transfer of part only
